I know, but "pond-front" property doesn't seem to have the same appeal to home-buyers. Around here, they dig a 10ft hole, pour in some water, and then charge you an additional $5k for the property. I had an apartment complex try to charge me $15/month more for lake-front property, when the "lake" wasn't even 12ft across where my unit was. Creek-front was more like it.

What a coincidence. The property I'm in the process of zoning and developing is almost exactly 23 acres.
If that's even considered a lake - big or small, that's kinda sad.
