How about seeding with both? Fescue may brown a bit in your hot summer climate but will likely stay green through the winter. Bermuda will stay green during the summer but will turn brown in the winter.

I've spent the entire 20 years that I have lived in Campbell trying to get rid of that Nasty assed Bermuda Grass. It is the nastiest grass on the planet. It should be a felony to plant it.

Floratam is the greatest grass for a yard. But only grows in warmer climates. Very drought resistant. Only downside is that mole crickets love it.
