No matter what anyone tells you, you aren't going to get a decent carpet cleaner for $200. You won't even get a decent one for $1000. All the machines in that range do is make the spots go away for a week or two. (by pushing the **** down into the carpet pile and pad)
My advice to you is the highest HP wet/dry vac you can find and a wand attachment for the hose.
Get some Scotchguard OXY Carpet Cleaner for spots and use that. (My Dad is a carpet cleaner and has access to all the "pro" stuff...and still swears by the OXY)
When you move out, or yearly, pay someone to come with a $20,000+ van mounted carpet steam cleaner which will actually be able to suck the crap out of your carpet.
