Looking at homes, Thinking about factory built places, opinions?

Places like Winona homes or Design homes seem to have really nice places that me and the misses can afford. has anyone had any experience with factory built homes? should I not get one? it wont be for a few more years but am looking at options now to plan for the future.

Re: Looking at homes, Thinking about factory built places, opinions?

As a general contractor who has stick built houses and put together factory built houses I would definitely go stick built if you have the time. Factory built are nice but are generally much more expensive and take alot more work($$) to get a real nice finish. The only good thing with the factory house is you can order a house with downpayment, live in an apartment/old house while it's being built and only pay one mortgage. When the new one is done they can have it done and ready to live in within a week or so depending on size. Let me know if you want any more info.

He means that the house(stick built)is framed and built right on site. From the foundation up. Old fashion way....

[QUOTE=stegen]is there a quality difference?

Guess who you talk to. factory built houses have come quite a ways from the old days. In the 80's thay were junk from what I've seen. I've walked into some in the last couple of years and they were really nice.. real nice. My next house will be a toss up.

Re: Looking at homes, Thinking about factory built places, opinions?

I have a buddy that lives in a modular home....it comes in two pieces and on wheels like any other pre-fab home. The difference is that it is constructed with 2x6 studs and such. Very sturdy home with quality components. Crown moldings and tape & texture walls. His house is about 2100 sq feet. The only difference you can see between his and other houses is the price. I think his was around 60k. That left enough money for him to buy 5 acres instead of the usual small lot in the city.

i just moved from a pre fabed home to a stcik built and I can definetly tell the difference. the prefabed was fine, dont get me wrong, but you can definetly tell the difference. i do believe the resale value for a stick built house is higher as well.
